Find a home in Hesperia
It's easy to find a home for sale in Hesperia, CA. Drive down any street and one will come upon many homes for sale. It is difficult (impossible?) to find a non-manufactured home for under $200,000. Any home that is priced under $300,000 typically sells within a couple days of being listed, some sell before they even go on the market regardless of quality or how much work the home will require. The average home in Hespiera is now selling for about $350,000 with many priced in the $400-$500K range. The homes in this range typically take longer to sell, sometimes a few months. If you're looking for an affordable home in Hesperia, (under $250K), you'll need to be pre-qualified and speak directly with a realtor who can notify you of new listings before they are listed. There is very little time to make a decision in this case. You'll need to drop everything to take a look at the house and make up your mind on the spot about purchasing the house. If you wait any longer, you will not get the house. Some homes in this budget-range are selling for more than the asking price. I recently came upon a house with a listed price of $290K, with a 3 car garage, 3 bed, 2 bath and about 1650 SF, tile roof, in a very nice neighborhood, near schools and with good roads and city sewer on a half acre. I spoke to the owner directly. This home got 2 offers withing a 4 days of being put on the market. One offer was for $290K and the other for $295K. The $295K people moved in the home in about 30 days. Chances are if there's a sign up on a house that is priced under $300K it will be sold by the time you can call the realtor.
Location in Hesperia will affect the price of a home. For example a home or lot overlooking Hesperia Lakes will sell for about $100K more than a home elsewhere in Hesperia. The "mesa" area of Hesperia generally sells for higher than other areas of Hesperia also. The mesa is bounded by Arrowhead Lake road to the east, Danbury Ave to the west, Main St or the Hesperia Golf Course to the North and the desert south of Ranchero Rd to the South. Homes in Oak Hills Oak Hills is really just an extension of Hesperia, as is Summit Valley. These areas used to be more distinct but are quickly blending together as being part of the same area. Homes in Oak Hills are typically on more land than elsewhere in the High Desert, except eastern Apple Valley and the Marianas Ranchos. A few years ago, Oak Hills was pretty desolate with very few homes. Now, more and more paved roads are coming into Oak Hills along with traffic and homes on smaller pieces of land. Land in Oak Hills was very, very cheap in the 1980's, sold in 5, 10, and 20 acre parcels. Oak hills provides ready access to the I-15 freeway via Ranchero Rd and the Oak Hill Road offramp. Oak Hills is also located on the west side of the I-15. This area of Oak Hills is older and retains more of a rural character because it's not surrounded by the spreading Hesperia.
Summit Valley Homes and Land If you're looking for a rural lifestyle in Hesperia with the conveniences of the city within a 15-30 minute drive, then Summit Valley is one of the few areas left. To get to Summit Valley, come into Hesperia on Main St. Make a right at C Ave, make the first right and then a left at the stop sign at Santa Fe Road near the Police station. After a few miles this road changes into Summit Valley Rd and passes the Hesperia Airport and the old Hesperia landfill. In about a mile you will arrive at Telephone Canyon Road, one of the main roads in Summit Valley. There are other roads that branch off of Summit Valley road further to the southwest. A good 10 or 20 acre piece of land can still be purchased out here, although the prices are rising. Land out here used to be dirt cheap. Once concern I have about this area as a geologist, is leaching of the landfill waste into the local water supply which is provided by wells local to the area. The Hesperia Landfill opened in the 1960's, closed in the 1990's and was only capped this year 2005. That leave about a 40 year window for leaching into groundwater. Telephone Canyon and the local wells are only about 1 mile away from the dump site. Ready access to the I-15 freeway is available to Summit Valley residents via Summit Valley Road to Hwy 138 west. There is talk of straightening Hwy 138, currently portions of it are windy as it heads down to the 15 freeway. Other portions of Summit Valley are located along Hwy 173, there are some large old ranches along this stretch including the Las Flores ranch of 500+ acres. The Las Flores ranch was breeding grounds for racing horses. The original owner has relocated back east to my understanding, but there are still horses and cattle at the ranch. Las Flores property extends from Highway 173 to Ranchero Rd in Hesperia.
